Professional Property Management

We are a full service property management company that specializes in the leasing and management of luxury condominiums and single-family residences in Las Vegas.

1. We market our properties on a variety of websites and offer attractive commissions to ensure we can lease our properties as soon as possible.
2. We participate in a comprehensive local and national screening process to secure qualified tenants. The owner retains final approval of the applicant.
3. We utilize a custom lease agreement designed to protect the owner in the event of a default by tenant.
4. We coordinate the lease approval process with the HOA and manage all relations between the tenant and HOA (including violations).
5. We handle any maintenance issues by licensed and insured repair companies and/or the owner’s home warranty.
6. When necessary, we coordinate a quick and cost effective eviction process and prepare the property for immediate re-lease.
7. We handle all lease renewals, move out inspections, and preparing the property for vacancy and lease.

Fees:

5% monthly management fee
Leasing fee equal to one month’s rent, taken directly from tenant at lease start. This fee covers all marketing and advertising expenses, the commission paid to the tenant’s brokerage, and the time and paperwork involved with lease execution and move in processes.
25% lease renewal fee

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
